Many real estate professionals, who work with investors, are largely unaware of the potential for individuals to use retirement funds when purchasing investment real estate. Retirement funds account for nearly $6 Trillion of wealth in the United States, but less than 5% of those funds are directed into alternative assets like real estate, mortgage notes, tax liens, and much more.  However, those 5 % that are self-directing frequently use these funds to buy long-term rental properties and short-term rehabs, as well as lending money out of their accounts in the form of private mortgages.
